Landlord Registration Requirements
To register as the owner of their rental properties, landlords must be the legal owner of the property and must be able to provide either federal tax identification or Social Security verification. The property must have at least one metered utility under Marquette Board of Light and Power and cannot have more than one registered landlord.
Landlord Options
The MBLP tries to identify properties which are rentals. In order to do this, the landlord needs to notify us of any rental properties and needs to select reconnect options. As a landlord, you have three options available to you regarding how you want the electric service handled if you are ever in-between tenants. These options are called RECONNECT OPTIONS, and they are as follows:
- Auto Reconnect: The MBLP will automatically transfer electric service into the landlords name when a tenant requests service out of their name. Landlords who select this option will become financially responsible when a tenant moves out and service is transferred back into the landlord’s name.
- No Auto Reconnect: The MBLP will shut of electric service when a tenant requests service out of their name. Landlords who select this option will not become financially responsible when a tenant moves out; service will be disconnected upon tenant request instead of being transferred into the landlord’s name.
- Always in Landlords Name: The electricity will always remain in the landlord’s name. If a tenant calls and tries to put the electricity in their name, we will not allow them.
The BLP does not inform landlords of any action by a tenant if the power is in the tenant’s name, nor will the BLP provide specific information to the landlord as to the tenant’s account. The only time a landlord will be contacted (by mail) is if the landlord has selected the auto reconnect option and the tenant may be shut off for non-payment of their electric bill. In this case, a letter will be mailed to the landlord advising them that the electricity for that specific rental will be transferred into their name due to a non-payment situation. The landlord has the option to call us and have the electric shut off instead of transferred into their name.
Tenant Shutoff Notifications
Regardless of the landlord option selected, owners will receive tenant shutoff notifications on a registered property if it becomes subject to disconnection for reasons other than a tenant’s request. If service becomes subject to disconnection for nonpayment while under a tenant’s name, the Marquette Board of Light and Power will make a courtesy attempt to notify the landlord of the pending disconnect via U.S mail, but only if a landlord has provided us with a valid mailing address. This notice will also give the landlord the option to contact the MBLP in order to have service transferred into the landlord’s name. The MBLP is not responsible for any damage to the property due to disconnection of service for non-payment.
Landlords who identify their property as a rental will not receive notification when a tenant moves out.
Changes in Ownership - Further Questions
Any future changes in ownership of rental property also needs to be reported to our billing department to prevent incurring bills in your name after you sell a rental property.
